1. Pricing and Fees


1.1 Basic tariff

Pricing is based on the number of occupants and varies by season, supply and demand, and day of the week.


The overnight rate is based on occupancy of 4 people. For 5th and higher, a supplement is added to the total cost of the stay. You must indicate the correct number of people to know the exact price of your stay.


Please note that no commission fees are added to rental prices or charged to travelers who book a stay on the bochalet.ca website.


1.2 Charges for additional persons

A supplement of between $50 and $75 per night is required for every 5th guest, depending on the property.


This pricing approach has allowed us to lower our base rates, including nightly rates and housekeeping fees, and provide smaller groups with attractive and fair offers. Higher occupancy requires more supplies, amenities, operating costs, and greater involvement from our housekeeping and property preparation teams. This surcharge allows us to adjust our stay rates and provide fairness to all types of travel groups.


Please note that babies and children under 2 years old are welcome free of charge.


1.3 Cleaning fees

A full cleaning is performed after each rental. The price varies depending on the size of the property, the supplies available, and the amenities offered during the stay.


1.4 Transaction Fees

All credit card payments on the bochalet.ca website include a transaction fee. This fee is a variable percentage of the total transaction value. This charge is retained by our transaction service provider for the use of the secure payment terminal.


1.5 Management fees

For some properties, particularly condos/apartments, a management fee is added to the stay rate. This fee is used to offset co-ownership fees and other charges and permits associated with operating a tourist residence.


Please note that no commission fees are charged to travelers who book a stay on the bochalet.ca website.


1.6 Accommodation tax

All accommodations listed on the bochalet.ca website are registered with the Corporation de l'industrie du tourisme du Québec (CITQ) and are required to collect and remit the 3.5% lodging tax to Revenu Québec. This tax is automatically added to the total price of the stay.


1.7 Government Taxes

All accommodations are registered with government institutions and must collect and remit the Goods and Services Tax (GST: 5%) and the Quebec Sales Tax (QST: 9.975%). These taxes are added to the total price of the stay.


2. Payment Policy


2.1 Reservation deposit

100% of the total cost of the stay is required to reserve the rental dates. The reservation deposit is the amount payable by the tenant when booking the chalet. This step reserves the property and blocks these dates on the calendar for your stay.


Please note: If your reservation is made within 30 days, in addition to the total amount of your stay, a security deposit will be required at the time of booking.


2.2 Security deposit / security

A minimum security deposit of $1,000 will be held on your credit card in the event of breakage or damage. Before your arrival, you will receive a request to collect the security deposit, the amount specified during your reservation. Be sure to complete the requested information within 48 hours of receiving the email.


In the event of minor damage, an amount equivalent to the value of the damage or breakage will be deducted if necessary. The deposit may be higher than the above amount, if the owner requests it.


3. Reservation modification policy


3.1 Change in the number of people

Are you adding guests to your stay? If the number of guests doesn't exceed the maximum capacity allowed on the property, there's no problem. You must notify us of the change so we can update the information for your stay.


Adding additional people may result in an additional charge if the initial number of guests is more than 4 people. (Article 1.2).


Conversely, if you wish to reduce the number of guests registered for your stay, no refund will be issued.


3.2 Modification of a stay during the regular season

Your plans may change. We allow you to change your reservation dates up to 30 days before your arrival date, unless your stay dates fall within the Christmas holiday period (between December 20th and January 5th) or the summer holiday period (between July 15th and August 30th).


Changing your stay dates may result in a price change, and therefore an additional out-of-pocket cost, if the new stay dates selected fall during a busier period and the nightly rate is higher. Conversely, if the price is lower, no refund will be issued and a simple date change will be granted.


3.3 Modification of a stay during high season

We allow changes to stay dates during the Christmas holiday periods (between December 20 and January 5) and the summer holiday periods (between July 15 and August 30) up to 90 days before the arrival date.


Changing your stay dates may result in a price change, sometimes an additional charge, if the new stay dates selected fall during a busier period and the nightly rate is higher. Conversely, if the price is lower, no refund will be issued and a simple date change will be granted.


4. Reservation Cancellation Policy


4.1 Cancellation of a stay during the regular season

Cancellations made within 24 hours of booking confirmation may be void.


Cancellations made more than 60 days before the arrival date will result in the loss of 10% of the total reservation amount as damages.


Cancellations made more than 30 days before the arrival date will result in the loss of 50% of the total reservation amount as damages.

 

Cancellations made less than 30 days before the arrival date will result in the loss of all amounts received to date (100% of the total reservation amount). Only the security deposit for breakages and damages will be refunded to tenants, if already received.


The transaction fee of 4% of the total stay value for credit card payments is non-refundable. If a refund is granted following a cancellation, this fee will be deducted from the amount to be returned.

All refunds are made via Interac e-transfer.

4.2 Cancellation of a stay during the Christmas holiday period (between December 20 and January 5) and the summer holiday period (between July 15 and August 30)

Cancellations made within 24 hours of booking confirmation may be void.


Cancellations made less than 90 days before the arrival date will result in the loss of all amounts received so far (100% of the total amount of the reservation). Only the security deposit for breakages and damages will be refunded to tenants, if it has

has already been perceived.


All refunds are made via Interac e-transfer.

5. Emergency Measures Policy

We reserve the right to transfer guests to another equivalent property if the currently rented property becomes unavailable, if essential services are interrupted, or for any other valid reason that prevents us from accommodating guests under normal rental conditions. If no property is available, the tenant will receive a 100% refund. No additional amount will be paid to the tenant.


We are not responsible for short-term losses of services such as internet service, television, telephone, water or any other aspects that are beyond our control.

6. Breakage and Damage Policy

In the event of any breakage or damage occurring during the tenant's stay, the tenant is required to immediately notify the host. In the event of major doubt or confirmation of the tenant's liability, the security deposit will be withheld in full and returned to the owner as compensation.

7. Rental Policy


7.1 Access to the property

Access to the chalet is via a combination lock. Check-in instructions will be emailed 2 days prior to arrival.


7.2 Quiet period

We ask that you be calm and discreet between 11 p.m. and 7 a.m., out of respect for the neighborhood.


Some properties are equipped with a decibel meter. This device measures noise intensity and alerts us if there is excessive noise that could affect the comfort of the neighborhood.


7.3 Use of the spa

Some properties feature a spa. Our maintenance team ensures the water is balanced before your stay and will check its quality after your departure.


You must keep the water clean, clear, and free of foam. Failure to do so will result in a cleaning surcharge and/or water draining.


Glass items are not permitted in the spa. Plastic cups are available and may be used near the spa while bathing.


We ask that you be discreet and calm during night swimming out of respect for the neighborhood.


7.4 Parties and Events

Parties and events are prohibited. We do not tolerate any noise disturbance. In the event of a major breach, immediate eviction may occur.


7.5 Pets

Pets are prohibited.


Exceptions may apply for certain properties, at an additional cost. Please check with our team before booking your stay.


7.6 Cigarettes, vaping, etc.

All properties are smoke-free, which includes: cigarettes, cigars, cigarillos, e-cigarettes, cannabis, etc. Containers are provided outside for disposing of your cigarette butts.


7.7 Minimum age of the tenant

The minimum age required to make a reservation and rent our properties is 30 years old. Proof of identity is required for validation purposes.


7.8 Portable Speakers

It is prohibited to use a loudspeaker or sound amplifier other than the one provided for this purpose. Outdoor use is prohibited. No noise nuisance will be tolerated.

7.9 Waste management

You must dispose of your household waste in the black bins and your recycling in the green bins. There is a designated area outside.


7.10 Management of materials in sewers

Do not throw anything into the sinks, toilets or bathtubs that could clog the pipes, otherwise the costs incurred for their repair will be at the tenant's expense.


7.11 Cooking appliances

Only electric fondue sets are permitted. All our properties are already equipped with this type of appliance.


7.12 Open air fire

· It is permitted to make an open-air fire ONLY in the area provided for this purpose.

· The fire must be under the constant supervision of the tenant and this person must be of legal age.

· A water hose is available to extinguish the fire.

· It is strictly forbidden to burn any source other than cut wood and/or tree branches or firewood.

· It is prohibited to feed or maintain a fire with an accelerant.

· Lights out time is 11 p.m. at the latest.


7.13 Tenant's liability

The tenant is responsible for the rented chalet and its contents. The tenant assumes full responsibility for any persons to whom they grant access. They must behave in a manner that does not disturb the peace and quiet of neighboring residents or damage equipment, accessories, furniture, or any other property on the property.


Under no circumstances shall the lessor be held liable for any damage, loss or theft suffered by the tenant and his guests.


During the rental period, any damage not attributable to normal wear and tear caused by the tenant to the building, furniture, equipment, fixtures or land will be the tenant's responsibility. If applicable, reasonable costs equivalent to the cost of repairing or replacing the damaged property will be charged.


7.14 Winter conditions

Snow removal service is included in the rental. Abrasive products are provided for your use and can be applied to the driveway and parking lot.


Under no circumstances will the lessor be held responsible for any problems related to the terrain or weather conditions. This includes, among other things, the condition of roads, paths, or pedestrian crossings and access points. Any injuries resulting from a fall or any other accident or damage to vehicles will be the responsibility of the lessee.


7.15 Security of the premises

For security purposes, cameras are installed outside the properties. These cameras are located only at entrances and in locations where the privacy of the occupants is not compromised.


Lock doors and windows when you are away.


7.16 Responsibilities during the rental period

The tenant is responsible for the rented chalet and its contents. The tenant assumes full responsibility for any persons to whom they grant access. They must behave in a manner that does not disturb the peace and quiet of neighboring residents or damage equipment, accessories, furniture, or any other property on the property.


Under no circumstances shall the lessor be held liable for any damage, loss or theft suffered by the tenant and his guests.


During the rental period, any damage not attributable to normal wear and tear caused by the tenant to the building, furniture, equipment, fixtures or grounds will be the tenant's responsibility. If applicable, reasonable costs equivalent to the cost of repair or replacement will be charged.


In the event of non-compliance with the rental policy by the tenant or their guests, the landlord reserves the right to terminate the rental agreement and evict the tenant and their guests immediately. In this case, the landlord will retain any amount paid to them without the possibility of refund.
